In practice
Clerks check the same twelve places every time
Inside the oven. The shower screen. The top of the doors and the wardrobes. The fridge seals. The window tracks. The corners of the carpets. Behind the toilet. A check-out report is written by somebody working down a list, and those are the entries that generate deductions.
They are also, without exception, the places a rushed clean skips, because none of them are visible when you stand in the doorway and look round.
Sheffield has an enormous rented sector, and the student changeover weeks in particular are unforgiving on dates. Get your check-out date to us early and we will hold the slot; leave it to the last week of June and we are fighting for space like everybody else.

- Limescale removed from every surface it is on
- Grout and sealant scrubbed
- Toilet, cistern and the floor behind it
- Mirrors, cabinets and shelving inside and out
- Extractor vent cleaned
- Floor washed into the corners
Rest of the property
- Inside all wardrobes, cupboards and storage
- Skirtings, door tops, frames and handles
- Internal windows, sills, frames and tracks
- Light fittings, switches and sockets
- Radiators and behind them
- Carpets vacuumed through, hard floors mopped

Check your tenancy agreement — a lot of them specifically require carpets to be professionally cleaned, with a receipt.

Team hourly rate. An emptied property is quicker and therefore cheaper than one still full of furniture. Carpet cleaning is priced separately.

About this service
Ring us with anything that isn’t here.
Do you guarantee the deposit back?
Nobody honest can. We clean to the standard the report is written against, which is the part within anybody’s control. Wear, damage and anything left behind are not cleaning issues and no clean will fix them.
Empty or furnished?
Empty, every time, if you have the choice. It is faster, more thorough and costs you less. If furniture stays under the tenancy, just tell us when booking.
Will the agent accept your receipt?
We invoice properly and agents across Sheffield are used to seeing our paperwork. If yours has a specific check-out sheet, send it over and we will work down it line by line.
Can the landlord pay instead of me?
Yes. Tell us at booking who is settling the invoice and we send it to them directly.
How much notice should I give?
As much as you can. End of month and the student changeover weeks are the tightest — ring the moment your check-out date is fixed.
What if something gets flagged afterwards?
Tell us promptly and we come back and deal with whatever has been raised. Arguing over a skirting board helps nobody.
