In practice
A mop moves dirt. It doesn’t remove it
Every pass of a mop puts some water back down, and that water carries whatever came off the last square metre. On a tiled floor it settles into the grout lines, which sit slightly lower than the tile and are porous into the bargain. That is why grout goes from pale grey to dark brown over a few years while the tiles themselves look fine.
We scrub with the right solution for the surface, then extract the dirty solution off the floor rather than spreading it about. On grout that has gone badly we work the lines individually, which is slower and makes a visible difference.
Wood and laminate get a much drier method, because standing water at a board joint is how floors swell and lift at the edges.

Priced on the size and state of the floor. Grout restoration and sealing are always quoted after we have seen it — there is no honest fixed price for either.

Can you get old grout back to white?
Often a great deal closer than you would think, but not always all the way. Grout that has been dirty for a decade, or has been stained by something coloured, may end up several shades lighter rather than new. We say so honestly beforehand.
Should I have the floor sealed afterwards?
On porous tile and grout it is worth it — it slows down how fast the lines darken again. It has to go onto a properly dry floor, so it is usually a short second visit.
Will you damage my wood floor?
Not with the method we use on wood, which is deliberately dry. If the lacquer has already worn through in the traffic areas, cleaning will make that more obvious rather than less — that is a sanding job, not a cleaning one, and we’ll tell you.
Do you move the units and appliances?
We clean up to and under anything freestanding we can safely pull out. Fitted units and plumbed-in appliances stay where they are.
How long before I can walk on it?
Tile and vinyl are usually ready within the hour. Wood is walkable almost immediately because so little moisture is involved.
Can you do this with the carpets at the same time?
Yes, and most people do. One visit covers the hallway floor and the stairs together, which is where the whole house gets judged from anyway.
